Staging Vollan Project to Market for Rent To Own

Flooring Phase






So here's the latest update on the next Phase of this project--Flooring:

The flooring is bad in this house so we had to do a lot of extra work to straighten out the flooring. Currently there are many issues with the flooring in this house.  A lot of the areas are uneven and the subfloor had to be reinforced and/or ripped out in some parts due to the fact that there was a lot of Rot and some missing joists to support the subfloor.  But all the bad flooring have been removed and repaired or replaced so the flooring is solid now.

We usually schedule for the flooring to be installed after the paint and cabinets are all in since this is the last part so contractors won't track in dirt and mess up the flooring from all the traffic of going in and out.

This is what the floor currently looks like. Come back for an update of what we can do to make this place SHINE.

Side Note just in case you have a deadline to meet:  We are still waiting for SMUD to install the meter.  We've been waiting for over two weeks and have called SMUD a few times to get the meter installed. But, they always drag their feet.  It's really hard to do work when there's no electricity.  However, SMUD really has no accountability to anyone and it can be frustrating waiting for them to install the meter.  Well, I have my opinions about SMUD but I'll just keep my nose to the grind and finish up this project for my investors.

City Inspections, Correction Notices, Dealing with Inspectors...OH MY...



Below is a copy of the Correction Notice from the Inspector:


NOTE:   Since this is a SUBSTANDARD Property, we have to correct the 17 Items listed on the correction Notice before the city will sign off on this permit and allow us an occupancy clearance certificate (This will allow the investor to move people in if they want to rent it out or sell it).

TIPS to Pass City Inspections:

1.  Clean everything Up.  To make sure that you pass the inspection, be certain that you fix EVERY single item on the list and anything else that catches your eye.  Do NOT cut corners or the inspector will call it out and you might end up doing more.
2.  Be on time.
3.  Dress Professionally
4.  Be courteous to the inspector.
5.  Don't argue with the inspector.  Just ask for clarification and ask if you can compromise if an item that the inspector called out seems extremely out of the ordinary.
6.  Have a knowledgeable and/or licensed contractor meet with the inspector.  It's easier if the person meeting with the inspector knows what they are doing.

Out of the 3 Renderings for the Kitchen Cabinets and counter tops that Mike Sketched for us, we chose the one below since it has a Peninsula that can serve as Bar/Counter Top area.  Also, the Peninsula gives us some separation between the Kitchen and the Living room.   This option was a little more expensive, but I think it was the worth the Money.

Midway Progress Pictures BEFORE Installation of NEW flooring.


Here are some Pictures we took of what the flooring looked liked BEFORE we installed the new flooring.  There was A LOT of repairs and replacing of the rotted subfloors (especially in the bathrooms).  We also had to cut out and reinforce a big part of the flooring with new wood and braced it underneath due to the fact that the integrity of the subfloor was rotted out, unstable, and not leveled.

This was one of the reasons we ran over budget.

Update on Cabinet and Granite Installation



So we went yesterday to Check up on the progress of 2152 Vollan Way.  We got a little delayed on this project due to the fact that the inspector wanted some extra work done before he approves for SMUD to put on the meter.  So right now, we are working through this project without any electricity.  Hopefully we will get it soon.  Anyhow, here's some pics of the progress.  Check it out and give me your thoughts, comments!
  
Ha!  We caught these guys from ABC Cabinets working hard in the backyard! ABC Cabinets is one of our main Cabinet and Granite Vendors that always hook us up with Great Prices and Quality! Keep up the good work guys!
 
In case you guys are wondering what these guys are up to:
They are cutting and fabricating the Granite for the Kitchen in the backyard
and then bringing it into the kitchen to install.  It's a pretty involved process.
But definitely worth it!


Well, LOOK at that!  From just bare, damaged drywalls and expose wiring to this transformation.
The contractor behind this design should get a BONUS! 


A close up so you can see the quality of these cabinets! These are REAL OAK Cabinets.  Not some cheap MDF stuff.
Looks Expensive?  Actually, it can get pretty expensive if you don't have the right contact.  Mike actually give us a pretty deep Contractor's Discount so we are able to afford the cabinets AND Granite Countertops for better pricing than the MDF Cabinets and just plain Corian Countertops from Home Depot. Thank you, Mike! 
  
The Dream Kitchen at Vollan.  I think we just made the Value of this house go up an
extra $50K? Ok, Maybe $40K? Fine, Maybe $30K?  That's my final answer...
